In the heart of the Lleyn Peninsula and with superb beaches and quaint villages within easy short drives, this lovely homely old farmhouse oozes with the ever more elusive ‘feel good factor’. Stylishly renovated there is a luxury kitchen and dining area, cosy farmhouse sitting room with Aga cooker, comfortable lounge and a ground floor bedroom and bathroom.

Sleeping 12, this is an ideal house for a large family and the lawned side garden has a trampoline which children, adults even granny can enjoy!

At the heart of the Llyn Peninsula 9 miles from Botwnnog lies the ancient market town of Pwllheli with a good range of local amenities including a store & post office combined, supermarkets, bank, internet cafe, interesting independent shops, doctor, chemist, vet and two weekly markets on Wednesdays and Sundays (May - Sept)

Explore the numerous small coves and beaches including Whistling Sands (NT) - join the Coastal Path here with its clumps of primroses and a dusting of bluebells in Spring and bright yellow gorse bushes throughout most of the year. Look and listen for razorbills, guillemots and the numerous species of gulls that nest on the rocky ledges.

Aberdaron sits on the wild, beautiful tip of the Peninsula - enjoy a meal on the balcony overlooking the beach at Ty Newydd Hotel. Abersoch with its music festivals and sailing regattas is a bustling sea-side resort for those who enjoy a lively atmosphere!

6 Bedrooms sleeping maximum of 12 plus travel cot. Twin bedroom with private bathroom on ground floor. 1 double, 1 king size, 1 family room with double and single bed, 1 bunk bedroom, and 1 single bedroom. All on 1st floor.

Bathroom on 1st floor with bath, toilet, washbasin and double shower cubicle.
Bathroom on 1st floor with whirlpool bath, toilet and washbasin.
Shower Room on ground floor with shower cubicle, washbasin and toilet.
Kitchen/Diner luxury, fully fitted kitchen with electric oven and induction hob, dishwasher, microwave, electric grilling machine, large larder fridge. Long dining table with smart dining chairs seating up to 12 plus high chair available on request. Welsh dresser.
Utility Room heavy duty washing machine, tumble dryer, freezer.
Farmhouse Sitting Room Aga cooker in inglenook, 2 x 2 two seater sofas, 2 easy chairs, tv/dvd, pine table with 2 dining chairs and window seat.
Lounge open fireplace with electric fire, 2 x 3 seater leather sofas, 2 easy chairs, tv/dvd, cd/radio, USB plug and play.
Fuel electric storage heaters and panel heater, oil for Aga (available to use from September to May and on request from May – September) and starter pack of coal and logs inclusive May – September, £50 per week outside these dates.
Grounds medium sized enclosed lawn and parking area. Garden furniture, gas barbecue, 14ft. Enclosed trampoline.
Guests and children who must be accompanied by an adult are welcome to look around the farm (with the owner’s prior permission)
